Your R3.5 Million House Actually Costs R3.8 Million, Here’s Why

The purchase price is just the entry ticket. Transfer duty, attorney fees, bond costs and deeds charges add nearly R340,000 on top. Here’s the breakdown most buyers don’t see until it’s too late.
You’ve found the house. You’ve signed the offer. The purchase price is R3.5 million.
But R3.5 million is not what you need.
Buying property in South Africa comes with a layer of costs that sit on top of the purchase price. On a R3.5 million home, those costs total roughly R289,000, nearly 8% of the purchase price. And most of it can’t be financed through your bond. It’s cash, due before transfer.
Here’s where it goes.
| Cost item | Amount | Paid to |
| Transfer duty | R162,000 | SARS |
| Conveyancing fees (transfer attorney) + VAT | ~R60,000 | Your conveyancer |
| Bond registration fees + VAT | ~R60,000 | Bond attorney |
| Deeds Office fees (transfer + bond) | ~R5,000 | Deeds Office |
| Disbursements (FICA, searches, rates clearance, postage) | ~R8,000 | Various |
| Bond initiation fee | ~R7,000 | Your bank |
| TOTAL ADDITIONAL COSTS | ~R289,000 |
And that’s before your deposit. If your bank requires 10% down, your total upfront cash requirement is closer to R640,000 on a R3.5 million house.
Transfer duty is the big one R162,356 on this purchase and it’s non-negotiable. Most buyers assume it’s a few thousand rands. It isn’t. It’s calculated on a sliding scale that climbs steeply once you pass R2.3 million, hitting 11% on the portion above R2.99 million.
The three mistakes we see most often. First, confusing transfer duty with transfer costs they’re different line items and both come out of your pocket. Second, not budgeting early enough these costs are payable before transfer, and if the money isn’t ready when your conveyancer needs it, the transfer stalls and your bond approval can lapse. Third, choosing a conveyancer based on fee alone. The difference between the cheapest and most expensive conveyancer on this deal might be R10,000. The difference between a fast transfer and a delayed one can cost you R30,000 in occupational rent.
Speed is what saves you money. A conveyancer who collects documents early, lodges promptly, and chases rates clearance proactively can shave two to four weeks off a transfer. That’s real money.
